Landlords get ready for mandatory 5 year electrical checks

The Government will soon introduce a requirement for Private Rental Sector Landlords in England to ensure electrical installations in their properties are inspected every five years. MP James Brokenshire said “There is nothing more important than ensuring people are safe in their homes.” Notable recommendations from a working group included;
- Visual checks on the safety of the electrical installation by the landlord at a change of tenancy should be encouraged as good practice and set out in guidance.
- A report should be issued to the landlord which confirms that an Electrical Installation Condition Report (EICR) has been completed along with confirmation of any necessary remedial work has been undertaken satisfactorily. A copy should be issued to the tenant at the beginning of the tenancy and should be made available to local authorities on request
- The installation of Residual Current Devices (RCD’s) by landlords should be set out in guidance.
As an Agent we are making this news available to Landlords and the potential new responsibilities they may face. The Housing Department have commented “We are working to bring these regulations into force as soon as possible subject to parliamentary approval and timetable”.
