If you love having guests to stay and would like to make money from your home, then why not consider turning your property into a B&B? Owning a Bed and Breakfast is a great way to open up your home and create a friendly, relaxing atmosphere for other people to enjoy.

Running a B&B can be a very fast paced and time consuming business, but if you think you think you have the patience and the right attitude, here’s how to get started:

Budget and Planning

Your first step needs to be to develop a realistic and effective plan based on your budget. Choose your target market and then price your rooms appropriately. Speak to other business owners in your area and speak to suppliers to build relationships that could help you financially down the line.

Don’t rush the transformation from home to guesthouse, you want to make your B&B as nice as it can be, right from the word go. Ensure your rooms are furnished and decorated to a high standard and think about the quality of food you are going to offer at breakfast.

Permissions and Regulations

You may not need any planning permission, but if you are going to carry out any building work then it’s really no different to building an extension. Your B&B will need a safety assessment and you will need to notify your local council, as you will have to pay business rates and have your kitchen inspected.

The regulations for B&Bs can change quite from time to time, but there are likely to be quite a few health and safety rules you will need to adhere to. Depending on the size of your property and the number of guests you plan on taking in, you will need to consider fire doors, emergency lights, safety signs and more.

Design and Décor

All the bedrooms and guest areas, such as the dining room and lounge, need to be designed so that they looks bright and clean. Each room should be decorated so that it feels warm and friendly, without being too in your face and garish.

Try and get new furniture for your bedrooms and dining areas and don’t skimp on costs. Cheap furniture will wear out very quickly and guests won’t come back if they have an uncomfortable bed or rickety old chairs to sit on.

Marketing the Business

If people don’t know about your B&B, then they won’t come and stay. Word of mouth can be great for spreading the news once you have opened your house up to guests, but it won’t help with tourists.

Invest some time and money on getting a good designer to create you a logo and website, then make sure you get online promotions set up and a brochure printed to make your B&B look professional.

Represent Your Area

Once you are set up, make sure you stay true to your area by using local suppliers, promoting events and markets, and providing tourists with guides of what they can do in the area.

You need to develop and maintain a good reputation as a business, so be passionate about providing a good experience for your customers and keep your B&B in the theme of your local area. If your B&B is by the beach, give it a nautical theme, if your situated in the countryside, then choose a nice, natural décor and think about extras such as wood burning fires.
