How does an auctions valuation and sale work? 

  • We will meet you at the property or jump on a video call, have a look round, talk about the situation, discuss comparable evidence and agree together a reserve price you are comfortable with. The property will sell for no less than the reserve price, so you will never sell for less than you are happy with.
  • If you want to go ahead with the auction, we will organize signing of contracts and obtain your ID. We will prepare the property details, and send them through to you for approval. We then need to instruct solicitors to prepare the legal pack for the property. We can help arrange this, or we can liaise with your solicitor if you have one.
  • We list the property on all the major portals, our auction site, and match the property details out to our extensive list of registered buyers. If you have chosen the ‘modern method’ of auction your property will now be open for bids via our website.
  • We conduct all viewings and will always keep you up to date regarding interest levels.
  • How the auction ends, depends on the method of auction you have chosen. If you have gone down the ‘modern method of auction’ route, the successful buyer will instantly pay a ‘reservation fee’ and sign the ‘reservation agreement’. This will hold the property for the buyer for 40 working days to allow both parties to prepare to exchange contracts and complete the transaction. This method ties your buyer in financially – but not legally. If they do not meet the terms of the reservation agreement they will lose their fee. If you have chosen the traditional method of auction, contracts will automatically exchanged, and your buyer is legally bound to complete 28 days later. This method does give complete, legal security.
