The site area is approximately 1350m2 and lies to the North of Wharton Street Coundon Co Durham. The site is relatively flat and on two separate steps cut into a hill. The access road to the Hawthorns is on a grade and cuts the site in two. There is approximately 2m difference in datum from the top of the access road to the bottom. The walled enclosure is natural stone and is approximately 3m high and encloses the site on 3 sides. The North wall acts a retaining wall between the application site and the adjacent property.
It is proposed to provide another separate access for three dwellings to the East of the site which will provide parking for up to 6 vehicles able to manoeuvre and drive out forwards safely. Each dwelling on the East part of the site receives a 6.2m wide parking width with a 6.0m plus 3.0m reversing length for safe unobstructed access.. The two detached dwellings on the West side also have the same hard parking space to enable safe vehicle reversing. A passing place has been provided for the use of all the existing road users to the dwellings to the North, as well as the new occupiers to allow for safe manoeuvring of traffic. There is more than ample parking on the public highway directly adjacent the application site.
