What the Renters’ Rights Act means for Lichfield landlords this autumn

Landlord reviewing tenancy paperwork and notes at a desk with a laptop, checking Renters' Rights Act compliance in Lichfield

Lichfield rents rose 7.5% in the year to August 2026, reaching £1,103 a month on average, according to the ONS. With growth like that, many landlords will be thinking about a rent review this autumn.

Five months into the Renters’ Rights Act, that review works very differently. Here’s what Lichfield landlords need to know.

How a rent increase works now

  • Rent can only go up once a year.
  • You must use a Section 13 notice and give at least two months’ notice.
  • Rent review clauses in older agreements no longer apply.
  • Tenants can challenge an increase at the tribunal if it’s above market rent.

Strong local growth helps, but it isn’t evidence on its own. A commuter flat near Lichfield City or Trent Valley station, a family home in Boley Park and a new build in Fradley each need their own comparables.

West Midlands landlords register first

The new Register your rental property service opens in the West Midlands on 15 December 2026, before anywhere else in England. Every let property in the region must be registered by 14 March 2027, at £65 per property per year. Councils can fine landlords who miss the deadline.

That’s less than five months away. Start gathering your property, tenancy and safety details now.

If you’re re-letting

  • Advertise a fixed rent and don’t accept offers above it.
  • Take no more than one month’s rent in advance.
  • Avoid blanket bans on pets, children or tenants who receive benefits.
  • Reply to pet requests within 28 days.

Keep the basics covered

Existing written tenancies needed the government information sheet by 31 May 2026. And without Section 21, possession depends on proving a specific ground, so keep rent records, messages and certificates up to date.

Your October checklist

  1. Rent review planned through Section 13, with Lichfield comparables.
  2. Register documents gathered before 15 December 2026.
  3. Registration deadline in the diary: 14 March 2027.
  4. Re-let process free of bidding and blanket bans.
  5. Information sheet sent, with proof.
  6. Records and certificates up to date.
