What the Renters’ Rights Act means for Manchester landlords this autumn

Manchester’s rental market moves fast. An apartment in Ancoats or the Northern Quarter can have several applicants within days, and young professionals relocating for work often want to sign quickly.

Five months into the Renters’ Rights Act, speed is exactly where landlords are most likely to slip up. Here’s where to focus this autumn.

Bidding wars are banned.

When several applicants want the same flat, it’s tempting to let them compete. That’s no longer allowed. You must advertise one fixed rent and can’t ask for, encourage or accept offers above it.

Rent in advance is capped.

You can take no more than one month’s rent in advance. Applicants new to the UK or without a credit history can no longer be asked for six or 12 months upfront to secure a property.

No blanket bans

Adverts and decisions can’t rule out pets, children or tenants who receive benefits. Pet requests need a reply within 28 days, and separate pet deposits or pet fees aren’t allowed.

Rent reviews through Section 13.

Manchester’s average rent reached £1,373 a month in August 2026, up 4.2%, according to the ONS. Any increase must use a Section 13 notice, once a year, with two months’ notice. Tenants can challenge it at tribunal, so base yours on real comparables for your building and postcode.

Records protect you.

Without Section 21, possession depends on proving a specific ground. Keep rent statements, messages, inspection notes and certificates up to date. Existing written tenancies also needed the government information sheet by 31 May 2026.

Your Manchester register dates

The register for your rental property service opens on 15 December 2026. Manchester is in the North West:

  • Registration for the region opens on 15 May 2027
  • The deadline is 14 August 2027
  • The fee is £65 per property, per year.

If you let in a licensed area or an HMO, check your licence details are complete, as the register asks for them.

Your October checklist

  1. One fixed advertised rent, with no bidding.
  2. No more than one month’s rent in advance.
  3. Pet requests answered within 28 days.
  4. Rent review planned through Section 13, with local evidence.
  5. Information sheet sent and records up to date.
