Solihull landlords have a deadline most of England doesn’t. The new landlord register opens in the West Midlands first, on 15 December 2026, and every let property here must be registered by 14 March 2027.
Five months after the Renters’ Rights Act took effect, here’s how to get ready.
The register: what you need to know
The Register is your rental property service; it is the government’s new landlord database.
- Registration opens for the West Midlands on 15 December 2026.
- The deadline is 14 March 2027.
- The fee is £65 per property, per year.
- You register yourself and every let property.
- Councils can fine landlords who don’t register on time.
You’ll need property, tenancy and safety details to hand. If your gas safety record, electrical report or EPC is out of date, now is the time to fix it.
Rent reviews through Section 13.
Solihull’s average rent was £1,279 a month in August 2026, up 3.2%, according to the ONS. Any increase must use a Section 13 notice, once a year, with at least two months’ notice, and tenants can challenge it at the tribunal. A flat near Solihull station and a family home in Shirley or Olton each need their own evidence.

Re-letting rules
- Advertise one fixed rent, and don’t accept offers above it.
- Take no more than one month’s rent in advance.
- Avoid blanket bans on pets, children or tenants receiving benefits.
- Reply to pet requests within 28 days.
Records and the information sheet
Existing written tenancies needed the government information sheet by 31 May 2026. Without Section 21, possession depends on proving a specific ground, so keep rent records, messages and certificates up to date.
