What the Renters’ Rights Act means for Sutton Coldfield landlords this autumn

Property adviser going through details on a tablet with a landlord, planning Renters' Rights Act compliance in Sutton Coldfield

Royal Sutton Coldfield is part of Birmingham, which puts it in the West Midlands: the first region in England where landlords must join the new landlord register. Registration opens on 15 December 2026, and the deadline is 14 March 2027.

Five months after the Renters’ Rights Act took effect, here’s what that means for your let.

Your register deadline

  • The register your rental property service opens on 15 December 2026.
  • Every let property in the West Midlands must be registered by 14 March 2027.
  • The fee is £65 per property, per year.
  • Councils can fine landlords who miss the deadline.

Birmingham City Council runs licensing schemes in parts of the city. If your property is licensed, check that those details are complete, as the register asks for them.

Rent reviews need local evidence.

Rent can go up once a year through a Section 13 notice with at least two months’ notice, and tenants can challenge an increase at the tribunal. Sutton Coldfield rents vary widely, from smaller homes near the town centre to family houses close to Sutton Park and Four Oaks, so base any review on true comparables.

If your tenant moves on

  • Advertise a fixed rent and don’t accept higher offers.
  • Take no more than one month’s rent in advance.
  • Avoid blanket bans on pets, children or tenants receiving benefits.
  • Reply to pet requests within 28 days.

Keep your records ready.

Written tenancies that existed before 1 May 2026 needed the government information sheet by 31 May 2026. Without Section 21, possession depends on proving a specific ground, so keep rent statements, messages and certificates up to date.

Your October checklist

  1. Register documents gathered before 15 December 2026.
  2. Licence details checked if your property needs one.
  3. Deadline in the diary: 14 March 2027.
  4. Rent review planned through Section 13.
  5. Re-let process free of bidding and blanket bans.
  6. Information sheet sent, with proof.
