Tamworth landlord database: are you ready for December 2026?

For landlords in Glascote, Tamworth town centre or the surrounding villages, November 2026 is a useful time to prepare for the new Register your rental property service. The West Midlands registration period begins on 15 December 2026 and ends on 14 March 2027 for qualifying occupied properties.

Start by checking the tenancy arrangement, the property’s location and who will supply the registration information. Keeping those details together makes it easier to plan the work alongside repairs, renewals and your existing letting responsibilities.

What is the private landlord database?

The national service is being introduced under the Renters’ Rights Act 2025. It will record private landlords and qualifying rented properties in England. The initial rollout concerns homes let under covered tenancy arrangements; holiday accommodation and other arrangements should not automatically be treated as identical.

The aim is to give local authorities – including Tamworth Borough Council and North Warwickshire Borough Council – better oversight of the private rented sector, improve tenant safety and raise standards across the board.

Check the actual address and responsible council. Tamworth borough, nearby Lichfield district locations and North Warwickshire villages are separate authority areas, although they share the West Midlands regional registration period.

Key dates and deadlines every Tamworth landlord needs to know

Mark these in your diary now:

  • 15 December 2026 – the database officially opens for registration
  • 14 March 2027 – the published end of the West Midlands regional registration period.
  • Annual renewal – keep track of the service’s renewal date and the records for each property.

The 28-day rule concerns supplying outstanding property information after registration; it is not a requirement to register every West Midlands home within 28 days of the service opening. Put the regional deadline and any follow-up action in separate diary entries.

How much does it cost?

The published annual fee is £65 per property. At the full annual rate, ten registrations would total £650. The service adjusts fees during the rollout, so check the actual payment calculated for your registration rather than assuming every property attracts an immediate full-year charge.

For homes across Polesworth, Dordon, Atherstone or the wider village catchment, maintain an address-by-address budget and registration record. Confirm the ownership route, relevant council and person responsible for any outstanding information before starting the process.

What documents do you need to register?

Prepare your property records in November so you can identify any missing information before the regional window opens. Registration and the underlying safety duties are separate: Submitting a database entry does not establish that the home is safe or legally ready to let.

  • The EPC and energy-efficiency position, including any valid exemption where applicable.
  • The landlord’s gas safety record where gas safety duties apply.
  • The electrical inspection report, its next inspection date and evidence of any required remedial work.
  • The applicable tenancy information and rental details requested by the official service.
  • Your own contact details as the registered landlord

Follow the service’s instructions about the initial entry and any outstanding information due within 28 days. Do not assume that a missing certificate makes it impossible to start an entry, or that registration excuses a breach of an existing safety obligation.

Older stock in Polesworth, Dordon and the North Warwickshire corridor

Homes in Warton, Harlaston, Clifton Campville and Edingale vary in age, construction and previous improvements. Assess the individual property rather than assigning a low EPC rating from the village name or the age of nearby housing.

Current within-scope rentals generally need at least EPC Band E unless a valid exemption applies. The announced higher standard for 1 October 2030 covers qualifying new and existing tenancies and remains subject to legislation. Obtain suitable assessment and quotations before specifying work; replacing a boiler is not automatically the right first measure.

Flat landlords in B79 and Tamworth town centre

For self-contained flats, record the address and letting arrangement for each unit and check how it should be entered. Tamworth town-centre addresses include B79, while Fazeley and Mile Oak include B78 addresses. Do not place them all within B79 or assume that a postcode determines the number of registrations.

Check the appropriate treatment for a block, individual flats or a licensed HMO before calculating fees. Keep the safety records associated with the correct property and identify any missing inspection or remedial evidence.

What happens if you don’t register?

The published guidance distinguishes failure to register from specified false or misleading information and continuing or repeated breaches. Penalties depend on the conduct and applicable requirements; they should not be treated as one automatic fine for every error.

Use accurate address, landlord and tenancy information and retain a record of what has been submitted. If something changes, follow the service’s update requirements rather than relying on the original registration remaining accurate indefinitely.

Registration-related restrictions on possession orders are a later implementation stage, described in official guidance as winter 2027. They are not a blanket restriction starting when the West Midlands window opens. Obtain case-specific advice if a notice or possession claim is being considered.

Your pre-December compliance checklist

Use this to sense-check where you stand right now:

  • Check the expiry date on every EPC across your portfolio
  • Check electrical inspection dates and arrange any inspection or remedial work that is due.
  • Check the annual gas safety arrangements, where applicable, and evidence of delivery of the record to tenants.
  • Gather tenancy agreements and confirm tenant details are up to date
  • Budget for the published annual property fee and check the service’s rollout adjustment.
  • Record 15 December 2026, 14 March 2027 and any property-information follow-up dates.

Use this November review to agree who will deal with each outstanding item. Keep evidence of completed work and check the actual record rather than assuming that booking an inspection resolves every compliance question.
