A lot of time and effort in the housing market is used up in looking backward. By examining previous property prices and transactions, we hope to make better sense of what is happening now, and what is likely to happen.
While this isn’t quite the case at the moment, very few things help us to analyse the COVID-19 pandemic impact on the housing market, we can still look back. If you are looking for information on Camberwell property transactions pre-lockdown, we are here to help.
In May 2019, there were 48 property transactions in Camberwell while there was a total of 38 in June 2019. The next two months were the busiest months of the year for the Camberwell property market.
Summer was a busy time in the Camberwell housing market
July 2019 saw a total of 60 property transactions while August saw a total of 59 sales. While many people associate summer with a slower time in the housing market, there are reasons why people would choose to move at this time.
Holidays and breaks (if you exclude what is happening in 2020 due to the COVID-19 pandemic) are taking place all-year round, not just the summer time. Also, many households are keen to move in the summer months as this minimises disruption for children at school.
With school placements being a significant factor in the housing market, it stands to reason many house moves will take place in time for children to be settled at home before the new school term begins. With many school placements depending on where the family stays, it shouldn’t be a surprise that July and August featured a lot of property moves in Camberwell.
For September 2019, there was a fall to 37 transactions that month but this increased in October, with 49 deals taking place. In November, there was a total of 36 transaction, a figure which was repeated in December.
December saw a healthy level of activity in the housing market
Again, December is a month which many people consider to be a slow one in the property market. With Christmas to consider and the weather taking a turn for the worse, you can see why many people would hold off from making a move at this time of year. However, the figures indicate this month was as popular as November, and nearly as busy as September of March.
The start of 2020 saw a tail-off in figures. In the aftermath of the December 2020 General Election, there was hope that this year would be a prosperous one for the housing market. The impact of the COVID-19 pandemic has hampered this, but it is fair to say things were moving slowly in the Camberwell market at the start of the year.
There was a total of 21 transactions in January 2020 and 12 in February. Many agents would have been prepared for this slow start to the year, hoping that once spring arrived, more transactions would take place.
Of course, this was the time when the market closed down and in March 2020, there were only 10 recorded property sales in Camberwell.
