With garden and parking in the top three buyer search terms used across the country, it is good to see that these terms appear so often in the homes that are available in the Hornchurch property market.

The top 10 most-searched for terms from buyers in 2019, according to Zoopla, is as follows:

  1. Garage
  2. Garden
  3. Parking
  4. Bungalow
  5. Detached
  6. Annexe
  7. Freehold
  8. Rural
  9. Acre
  10. Seaview

The top three remain the same, even if the order has changed. With garage and parking both featuring in the top three, space is crucial, but in 2020, the need for garden space is the most important search term.

The two new search terms in the Top 10 are secluded and bungalow. Again, this is not surprising given how 2020 has panned out.

Why has buyer demand changed in 2020?

Although it is fairly obvious as to why buyer activity and behaviour has changed in 2020, the key factors which have shaped the 2020 housing market are:

  • COVID-19
  • Lockdown
  • Remote working
  • Stamp duty holiday

The lockdown periods caused many people to consider what is important to them. The need for space, both inside and outside of the home is apparent, and it is likely buyers can find what they are looking for in Hornchurch.
