Manchester landlords are operating in a market where rent and tenant expectations continue to move. The average private rent across Manchester reached £1,373 per month in August 2026, according to the ONS. That’s 4.2% higher than a year earlier.
But that city-wide figure only tells part of the story. An apartment close to Ancoats or the city centre will behave differently from a family house in one of Manchester’s established residential neighbourhoods. If you’re self-managing, September is the month to stop relying on last year’s assumptions.
What would your property rent for today?
Start with the number that underpins the whole tenancy. Not what you hope it will achieve. Not what a friend’s property rents for. What would your property, in your location, realistically rent for today?
A local rental valuation can help establish that before you review your tenancy arrangements. Any rent increase must follow the current legal process, including the applicable timing and notice requirements.

Don’t lose a good tenant over a small repair
A tenant who pays on time, looks after the property and wants to stay has value. As part of your tenancy review, ask whether unresolved maintenance could become a reason for them to leave. A repair you’ve become used to may be something they’re frustrated by every day.
Autumn means systems
Self-management is easiest when nothing goes wrong. So use September to make sure you have a system for when something does.
You need:
- tenant contact details
- emergency tradespeople
- tenancy documentation
- inspection records
- repair history
- deposit information
- safety records
If those are scattered across email, WhatsApp and paper files, now is a good time to sort them.
The question isn’t “Can I manage it?”
Most experienced landlords can. The better question is, do you still want to?
Fully managed lettings can take care of rent administration, tenant queries, maintenance coordination, inspections and much of the everyday tenancy workload. For landlords balancing property with a career, family or wider portfolio, that time can be more valuable elsewhere.
Autumn gives you a natural opportunity to review how your tenancy is being managed. You don’t have to wait until something goes wrong.
