Guide price £325,000 - £350,000

Wastdale Road is positioned well for transport, highly acclaimed schools, local amenities and recreation which we’ll tell you more about below.

The maisonette has its own front door and entrance hall, is positioned in a terraced building with some internal period features such as a fireplace with wonderful ornate period style tiles and cast-iron insert. The property extends to over 815 sq ft of living space (which is the size of some small houses we’ve sold) and spans over the first and second floors. This provides a wonderful split-level feature which is quite rare for this location at this price point.

As the property offers over 815 sq ft, some of the rooms are larger than expected in size. The lounge is approximately 15.7 ft and has southerly facing windows. You’ll note that the current owner has a piano in the lounge alongside all the other typical lounge furniture and its doesn’t look crowded. Some buyers may wish to rearrange the layout of the furniture in the lounge to accommodate a dining table and chairs which we feel is possible due to the size of the room. Additionally, there is a wonderful, period style fireplace which acts as the central focus of the room.

Due once again to the overall size of the property, the maisonette has two double bedrooms which is another great feature rarely found at this price in Forest Hill. Commonly properties around this price will offer either just one bedroom or a smaller second bedroom.

Some additional stand out features that are not noticeable in the images include loft space (that could offer potential to extend subject to consent) and a lease of 189 years and no ground rent or service charges to pay.

Positioned approximately half a mile from Forest Hill train station some of the following travel times to London stations are available:

London Bridge - approximately 16 minutes
Victoria - approximately 35 minutes
Canary Wharf - approximately 23 minutes
Bank – approximately 30 minutes

Bus stops are located on the South Circular (A205) at the end of Wastdale Road. Night bus N171 runs from Tottenham Court Road through Waterloo and Elephant & Castle. Other routes nearby include the P4 from Honor Oak to Brixton.

Some of the well-known and highly acclaimed local recreational facilities include:

The Horniman Museum and Gardens. With regular events such as a farmers market, live music and seasonal festivals to name a few.

Blythe Hill Fields offers recreational facilities such as the Trim trails which is an exercise trail and local events where the residents of Honor Oak get to know each other better and enjoy the community spirit.

Local high streets include Honor Oak, Forest Hill and Catford, where you will find Tesco, Sainsbury's, your choice of boutique cafés, restaurants and trendy gastro pubs, as well as leisure centres, libraries and even the odd cocktail bar...

Some of the places nearby we know well are the award-winning Babur Indian restaurant. There's also the popular Mama Dough (Sour Dough) pizza restaurant and Le Querce - run by a Sardinian family serving traditional dishes.

The Honor Oak pub is a popular gastropub with a fantastic beer garden out the back.

The Signal pub in Forest Hill have a great drinks menu and we really enjoy their food menu too (try their hasselback potatoes...).
